Softwood, Hardwood and Composite Decking We can enhance your garden room with a spacious decked area or if you are only interested in having a deck we can build you a bespoke decked area. We build decks in a range of treated softwood, hardwoods and composite decking and can design a deck to make the most of the space you have available and don’t forget the possibility of the lovely planters seen above also. Flat Roofing Cambridge Garden Studios specialise in flat roofing. We are approved fitters of the following membranes EPDM and Sika Sarnafil. Environment Sedum Roofs - an environmentally friendly option. We can also offer a green roof system using a sustainable but zero maintenance product called Sedums, a visually pleasing and environmentally friendly finish for your Studio. When any garden building is erected, you will probably remove foliage, whether it is grass, plants or weeds, you could replace the lost environment with a green roof on your Studio helping to maintain the environment. Building Regulations If you want to put up small detached buildings such as a garden hobby room, gym, store room or summerhouse in your garden, building regulations will not normally apply if the floor area of the building is less than 15 square metres and contains NO sleeping accommodation. If the floor area of the building is between 15 square metres and 30 square metres, you will not normally be required to apply for building regulations approval providing that the building contains NO sleeping accommodation and is either at least one metre from any boundary or it is constructed with substantially non combustible materials. Planning for garden studios No planning permission needed if your Garden Studio is under 2.5m height, unless it is going to be used as full time accomodation. (Speak to us about exceptions to this) Also you can build on up to 50% of your garden without needing planning permission. Rules governing outbuildings apply to sheds, greenhouses and garages as well as other ancillary garden buildings such as swimming pools, ponds, sauna cabins, kennels, enclosures (including tennis courts) and many other kinds of structure for a purpose incidental to the enjoyment of the dwelling/house. Foundations for a Garden Studio Foundations are required to transmit the load of the building safely to the ground. Therefore, all buildings should have adequate foundations, which will vary from one project to another depending on the circumstances of each case. For most Studios that dont need to comply with Building Regulations, we use a small pile system and we can use the same system or a raft system for Studios that need to comply with Bulding Regs, but this will require a visit and report from our Structural Engineer and we can arrange this for you.
