Whether domestic or non-domestic, new build or extensions we carry out SBEM and / SAP calculations to provide compliance. Foster Design specialise on commercial compliance covered by Part L2A is one part of the four parts to Part L of the Building Regulations – Conservation of Fuel and Power in New Buildings other than Dwellings. By carrying out SBEM (Simplified Building Energy Models) calculations and a pass achieved, compliance with Part L can be achieved. An As Designed stage SBEM calculation is required to be submitted to Building Control before any work commences on site, and a second submission, the As Built documentation is required within 30 days of completion of the building. Energy Performance Certificates The requirement for non-dwellings to have an EPC on construction, sale or rent was introduced using a phased approach from 6 April 2008. The EPC shows the energy efficiency rating (relating to running costs) of a property. The rating is shown on an A–G rating scale similar to those used for fridges and other electrical appliances. The EPC includes recommendations on how to improve the energy efficiency. There is no statutory requirement to carry out any of the recommended energy efficiency measures stated. The EPC may also include information showing which of these measures would be eligible for finance under the Green Deal scheme, if required. EPCs for non-dwellings must be produced by an accredited non-domestic energy assessor, who is a member of a government approved accreditation scheme. Building owners and managers, who operate air-conditioning systems, have statutory obligations under the Energy Performance of Buildings Directive (EPBD) to ensure that air conditioning inspections are conducted by qualified and accredited air-conditioning inspectors.
